Real Estate Sales Have Grown In Turkey

Real estate sales in Turkey in September 2023 reached record indicators over the past two years, increasing by 37.3% compared to the same period last year and amounting to 140,919 units. Such data are given by the Institute of Statistics of Turkey (Tüi̇k).

In the first nine months of the current year, real estate sales also demonstrated positive dynamics, increasing by 5.2% compared to the same period last year and reaching 947,236 units.

Istanbul continues to be the leader in real estate sales in Turkey. In September, 21,314 real estate objects were sold in this city. Following him are Ankara (13 205) and Izmir (7 612). The least transactions were enclosed in the provinces of Khakkari (74), Ardakhan (82) and Bayburt (106).

In September, foreigners sold 2,220 real estate objects, which is 31% less compared to the same period last year. Their share in the total sales amounted to 1.4%.

The largest number of real estate for foreigners was sold in Istanbul (783), Antalya (548) and Mersin (210). For the first nine months of 2023, real estate sales to foreigners decreased by 39.1% compared to the same period last year and amounted to 17,900 units.

Among foreign buyers are the leaders of Russia who purchased 346 real estate in Turkey in September. Following them are citizens of Iran (163) and Iraq (139).

Mortgage growth

In September, the number of mortgage loans for the purchase of real estate increased by 87.4% compared to the same period last year and amounted to 15,825. The share of mortgage loans in the total sales amounted to 11.2%.

In the first nine months of this year, the number of mortgage loans decreased by 42.6% compared to the same period last year and amounted to 92,310.

Increased demand for new housing

Sales of new housing in September increased by 47.1% compared to the same period last year and amounted to 44,858 units. The share of new apartments in the total sales amounted to 31.8%. In the first nine months of 2023, sales of new housing increased by 12% compared to the same period last year and reached 300,879 units.

Sales of secondary housing in September also demonstrated positive dynamics, increasing by 33.1% compared to the same period last year and amounting to 96,61 units. The share of secondary housing in the total sales amounted to 68.2%. In the first nine months of 2023, sales of secondary housing increased by 2.4% compared to the same period last year and reached 646,357 units.
